How to check a project registration yourself on the UP RERA portal, what registration actually protects, and why a smaller builder floor can be unregistered without anything being wrong.
Check it yourself, in two minutes
Ask for the registration number, then look it up on the UP RERA portal. You do not need anyone to do this for you and you should not take a screenshot as proof.
What you are looking for is that the number exists, that it belongs to the project you are being shown, that the promoter name matches the party you are dealing with, and that the registration has not lapsed.
If a registration number is not something a seller will give you in writing, treat that as the answer to a different question.
What registration actually gives you
A public record of the project, its promoter, its sanctioned plans and its declared completion date.
Rules about how your money is handled, and a forum to go to if the promoter does not deliver what was registered.
It is a disclosure and accountability regime. It is not a quality certificate, and it is not a guarantee that a project will be delivered on time.
Why some genuine properties are not registered
The law sets a size threshold. Developments below it are outside the registration requirement, which means a small project can be entirely legitimate and still have no registration number.
This matters in Noida sector colonies, where independent builder floors are often built on a single plot and sold floor by floor. Many of them sit below the threshold by design.
So the useful question is not "is it RERA registered" on its own. It is "what kind of property is this, and what should I be checking for that kind".
What to check when there is no registration to check
Title first. The ownership chain, and whether the seller is the person entitled to sell.
The sanctioned plan and completion or occupancy position for the building as constructed, rather than as drawn.
Encumbrances. Any existing mortgage, lien or dispute on the property.
Authority dues and, in a colony, any society or maintenance arrears.
Who is responsible for what after possession, in writing.
How we handle it
We tell you which kind of property you are looking at rather than letting one word cover everything. Where a project is registered we give you the number and encourage you to verify it. Where registration does not apply, we say so and tell you what to check instead.
