What does Zenixx Realty do?

We are a property consultancy working across residential and commercial real estate: buying, selling, rental and leasing, plus investment guidance and the documentation that goes with a transaction. For new projects we work as a channel partner with developers, which means we can take you through their inventory, arrange site visits and handle the booking on your behalf.

What does "channel partner" actually mean for me as a buyer?

It means we are an authorised partner for the developers whose projects we show you. We are not the builder, and we do not own the inventory. In practice you book at the developer’s own price list, and you get someone independent walking you through the options across developers rather than one builder’s sales desk showing you only their own project.

Do you charge me a fee?

We tell you what a transaction will cost you, including anything payable to us, before you commit to anything. Ask at the first conversation and you will get a straight answer rather than a range. Nothing is added later, and nothing comes out of a deal without your agreement.

Are the projects you list RERA-approved?

Accepted Answer

The developer projects we market are RERA-registered, and we will give you the registration number for any of them on request. You can check it yourself on the UP-RERA portal, and we would encourage you to. Not every property is a RERA project: smaller builder-floor developments fall below the registration threshold and are legitimately not registered, so we tell you which kind you are looking at rather than letting the word cover everything. If a registration number is not something we can confirm for you in writing, treat that as a reason to ask more questions, of us or of anyone else.

Are the prices on your website final?

No. Prices shown are indicative starting figures and they move. Developers revise price lists, and inventory in a particular tower or size sells out. Treat them as a guide to which projects are in your range. When you enquire we will send you the developer’s current price list and what is actually available.

Which areas do you cover?

Our office is in Noida and we work across the wider NCR: Noida, Greater Noida and the Yamuna Expressway corridor, where a good deal of the current new-launch activity sits. If you are looking somewhere we do not cover well, we will say so rather than take the enquiry.

I want to rent out or let my property. Can you help?

Yes, for both residential and commercial property. We handle finding and screening tenants, the rent or lease agreement, and registration. We also offer ongoing property management for owners who are not local or would rather not deal with the day-to-day.

What happens after I send an enquiry?

Accepted Answer

One of us calls you back, usually the same working day, to understand what you are looking for: budget, sector, configuration and timeline. From there we put together a shortlist across the developers we work with, arrange site visits, and stay with you through booking and documentation.
